Job Description : Modular Installs contractor Now Hiring Site Super for its Long Pond, PA location.
BASIC FUNCTION:
The Site Super is the company representative with the responsibility and authority for daily coordination and direction of the project so that it is safe, within budget, on schedule, meets the company quality standards, and meets the customer satisfaction. To accomplish this, you must conceptualize a plan to construct the project and ensure that the daily and weekly activities are consistent with this plan. The Site Supervisor can concentrate most of his or her time on the daily and short-range direction of the project.
JOB REQUIREMENTS:

Ability to understand project cost budget and to manage project to ensure actual costs are less than or equal to the estimated costs.
Ability to schedule workers, subcontractors and suppliers to ensure project stays on schedule.
Ability to supervise construction projects up to $2,500,000 effectively and efficiently
Ability to identify, troubleshoot and resolve problems on projects before they become major issues,
Attention to detail and handle multiple tasks at the same time

Manages, supervises and schedules all subcontractors, equipment and materials in a manner that maximizes their effectiveness.
Communicate with company personnel and sub-contractors to ensure they understand the work, the planned approach and any problem areas (with a back-up plan).
Continually monitor progress on the project as it relates to schedules, personnel and costs.
Reports to the Construction Manager on a daily basis, especially when there are any occurrences that can affect the successful completion of the project.
Maintains and updates the three week project forecast to ensure that:
o All materials have been ordered and will be delivered on time.
o All equipment needed have been requisitioned on a timely basis
o All necessary subcontractors and equipment have been scheduled
o All sub-contractors have been contacted to confirm schedule
Review RFI Logs continuously and identify any issues which might affect the project. Communicate with the project manager the issues and the proposed actions to resolve the problem. Ensure that the field RFI log has been entered into Constructware
Successfully interacts with the owner personnel and Resident Project Representative on a daily basis.
Understand all of the contractual obligations of the plans, specifications, addendum and submittals for their project.
Assist the Construction Manager in summarizing the payment requisition within the required time frame to ensure timely billing and payment.
Review weekly job costs to keep the project within budget. Notify Construction Manager as soon as a cost overrun is identified. Take appropriate action (in conjunction with the Project Manager) to minimize the costs associated with the overrun.
Must complete and cost code time cards and invoice slips, document additional work and back charges, maintain accurate as-built drawings and complete start-up, installation and spare part turnover forms.
Comply with all company policies and procedures.
MEASURES OF PERFORMANCE
The Project Superintendent shall be deemed to be performing in an acceptable manner when the following have been accomplished:
o All personnel under the Supervisors direction are properly trained and understand the objectives of their position
o All projects are finished on schedule, within specifications and on budget.
o The Construction Manager has been informed of all project issues in a timely manner
o All RFIs are followed up and resolved timely
o Job site conflicts are resolved and the Construction Manager has been notified of any non-productive or unusual circumstances pertaining to field personnel
o Projects are in compliance with the company Safety and Health Manual
o The Project Superintendent is in compliance with all company Policies and Procedures.
EDUCATION:
University degree or college diploma in the field of Construction Management, Engineering and/or Architecture is desired.
EXPERIENCE:
Required: Seven or more years experience in areas of Construction including but not limited to Carpentry, Earthwork, Concrete, Masonry, Mechanical, Delivery and Project Coordination with Engineers, Owners and Project Managers. Five years experience as a Project Superintendent.
Preferred: Knowledge over all aspects of construction and a willingness to learn other areas not currently familiar.
SKILLS, KNOWLEDGE, AND ABILITIES:
Extensive knowledge of the general construction industry and the sub trades
Ability to complete projects on budget, on time and on spec.
Strong familiarity with project management software, such as Constructware
Strong familiarity with Microsoft Office Applications
Demonstrated experience in personnel management
Persuasive, encouraging, and motivating.
Ability to elicit cooperation from a wide variety of sources, including upper management, clients, and other departments.
Ability to defuse tension among project team, should it arise.
Ability to bring project to successful completion through political sensitivity.
Strong written and oral communication skills.
Strong interpersonal skills.
Adept at conducting research into project-related issues and products.
Must be able to learn, understand, and apply new technologies.
Customer service skills is critical
Ability to effectively prioritize and execute tasks in a high-pressure environment is crucial.
